CUSTOMER: Solid Earth Website Lead Routing
MLS Website Lead Routing
How website leads get assigned
Leads route to the listing agent for listing-specific inquiries, route to the selected member for direct member messages.
1) Consumer creates a new account
-
The consumer is created and initially connected to the site’s default account (MLS Admin).
-
If that consumer later requests information about a listing, that listing inquiry routes to the listing agent.
2) Consumer creates an account while contacting a specific member
If the account is created through direct contact with a member (on a listing page or a member profile page):
-
The consumer is connected to that specific member.
-
The member can see the lead in Dashboard → Contacts and receives an email notification.
3) Consumer submits a listing form (“Request showing”, “Get more info”)
-
The message goes directly to the listing agent.
-
If the consumer is already connected to a member, they remain connected, but the listing inquiry still goes to the listing agent.
4) Consumer messages a member from the members directory
-
For a new consumer, messaging a member connects the consumer to that member, shows in Dashboard → Contacts, and triggers an email notification.
-
Example:
-
If a consumer already connected to Member A messages Member B, Member B receives the email notification with the message.
-
5) Saved search (without contacting a member)
-
Saved searches appear both on the website (activity/alerts) and in the Dashboard (activity stream/alerts).
-
If the consumer only creates saved searches and doesn’t contact a member, they remain connected to the default MLS Admin until they contact a member or request info on a property.
What members receive (visibility + notifications)
When a member receives a new lead message, they get:
-
An email with the lead’s message and contact details (name, email, phone) and the related property address (when applicable).
-
The lead record visible in Dashboard → Contacts in scenarios where the member is the routed recipient.
